What to Expect

Kaseya Center sits on Biscayne Bay in downtown Miami, surrounded by the waterfront, Bayside Marketplace, and the high-rise skyline. The Heat game-day experience is one of the most glamorous in the NBA, Miami dress-to-impress culture extends to the arena. The pregame scene centers on the Bayside waterfront restaurants and the surrounding Brickell/downtown dining options. Plan to arrive 60-90 minutes early to enjoy the waterfront views and grab Cuban food. Note: Heat fans famously arrive late and leave early, traffic on Biscayne Boulevard is the main culprit.

Tips & Fan Reports

Be in your seat before tipoff so you can feel the Heat during the pregame intros. Seriously the lights and sound are worth showing up for. The atmosphere is electric for big games.

FeelTheHeat305

Park at the Miami World Center garage about 2 blocks away. You can purchase in advance for $25-30. Enter through one of the smaller side entrances on the north side - about 11 minutes from car to seats.

MiaWorldCenter

Use the Metromover to get to the arena - it is free and connects to Metrorail at Government Center. Way easier than driving and parking near Kaseya on game night.

Lots of great food places within a 10 minute walk of Kaseya Center so eat before you go in. The arena food is fine but the neighborhood has better options for less money.

BrickellFoodie

Doors open only an hour before the event, so arriving much earlier means waiting outside.

The Amerant and South Lounges are at centre court but BENEATH the bowl on the event level — you cannot see the game from inside them. They are rooms to leave your seat for.

Buses use Gate 3 on NE 8th Street on the north side, not the Biscayne Boulevard frontage.

VYT Research

There is no tailgating here; downtown Miami around the arena is the pregame.

The 10 by 6 by 2 inch bag limit is among the smallest in the league — travel with nothing if you can.

The journey is two legs and the arena names both: Metrorail to Government Center, then the Omni Loop of the Metromover to Park West.

These figures are estimates. Most venues no longer publish the numbers behind them — concession and ticket pricing moved to dynamic marketplaces — so we hold them as estimates rather than dating them as verified.

  • Ticket prices — Secondary market averages (SeatGeek/StubHub)
  • Parking prices — Never checked against a published rate: the venue's parking page, read 2026-09-05, publishes none — the page warns that adjacent lots have been lost to development and prices nothing. The 2026-07-27 figures were compiled from third-party listings (was: "Kaseya Center 2026: expect $25 or more; the arena's own garage is largely permit-filled on Heat nights, nearby garages from about $21").
